Residential Lot Clearing in Weatherford & Parker County

Residential acreage around Parker County often comes with plenty of potential — and plenty of cedar, mesquite, greenbrier, and overgrowth. Y 5 Land Services clears residential lots so you can see what you’re working with, preserve the trees and features you want to keep, and open up the space for a home, barn, shop, driveway, or simply more usable property.

Clearing a lot without clearing away what makes it special

Clearing a residential lot doesn’t have to mean taking everything down. On the walkthrough we go over which trees stay — mature live oaks, post oaks, pecans, and shade near the house site — and mulch the brush underneath and around them. Forestry mulching can open up an overgrown lot while leaving processed material on the ground and helping minimize ground disturbance.

Typical residential projects

  • Clearing the house footprint, driveway, and utility routes before construction
  • Opening up a wooded lot so you can walk it, survey it, and plan the build
  • Reclaiming an overgrown backyard, side lot, or acreage behind the fence
  • Clearing for a barn, shop, RV pad, or pool
  • Creating a defensible-space buffer around an existing home (see fire mitigation)
  • Cleaning up brush along the road frontage so the property has curb appeal

Neighbors, HOAs, and subdivision rules

Some neighborhoods and acreage communities may have deed restrictions or HOA requirements related to tree removal, clearing, or burning. It is worth checking any property-specific requirements before we start so the clearing plan can account for them.

What’s included

  • Walkthrough to agree on keep trees and the clearing plan
  • Brush and small trees mulched in place
  • Homesite area, driveway route, and utility paths cleared to your plan
  • Timing and a start date discussed as part of the quote
  • No burn piles, no hauling trucks in a neighborhood
  • Insured; fixed price before we start

Fixed price, every time. I walk the property, give you one number, and that number does not change because the brush was thicker than expected.

Questions

Residential Lot Clearing FAQ

How much does it cost to clear a one-acre lot?

It depends on how thick the brush is, how many trees you want removed versus kept, and how easy the lot is to access. As a planning estimate, medium brush on relatively flat, accessible ground may run roughly an acre per day. Heavier growth, larger trees, terrain, access, and what you want kept or removed can all affect the timeline. We give you one fixed price after the walkthrough — see our pricing guide for what drives it.

Can you clear a lot that already has a house on it?

Yes. A compact track loader can often work through a gate and along the side of a house, so overgrown backyards and side acreage are a good fit. Access is one of the things we look at on the walkthrough.

Will you leave the lot ready for my builder?

We will clear the footprint, driveway route, and utility corridors and leave the mulched material in place. Y 5 specializes in mulching-based clearing, so if your builder needs the pad stripped and graded, I’ll point that out on the walkthrough so it can be planned before we start.
