Pricing, how mulching works, what to expect on the job, and where we work. If your question is not here, call — I’ll answer it myself.

Pricing & quotes

How does Y 5 Land Services price a job?

Every job gets one fixed price before we start a machine. I walk the property with you, look at the vegetation, terrain, and access, and give you a number — not a range, not an hourly rate that keeps running. If the brush turns out thicker than expected, that is on us, not you.

Are estimates free?

Yes. The on-site walkthrough and the written quote are free, with no obligation.

Do you charge by the acre or by the hour?

Neither, on the customer side. We price per project. Acreage is one input, but brush density, tree size, terrain, and access matter just as much, which is why two five-acre jobs can be very different prices. Our pricing guide explains each factor.

Is there a travel or mobilization charge?

Mobilization may apply depending on how far the property is from Weatherford. If it applies, it will be shown as its own line item on the estimate so you know about it upfront.

Do you require a deposit?

A deposit may be required depending on the project. The amount and payment terms will be explained on your quote before work begins.

Forestry mulching

What is forestry mulching?

Forestry mulching uses a compact track loader with a heavy-duty mulching head to grind standing trees, cedar, mesquite, and brush into wood chips right where they stand. The chips stay on the ground as mulch, so there are no brush piles to haul away or wait to burn. Because the vegetation is processed at the surface rather than pulled out by the roots, forestry mulching can also minimize ground disturbance compared with more invasive clearing methods. What size trees can you mulch?

Forestry mulching handles brush, saplings, and certain small trees in place. For larger growth, the right approach depends on the species, diameter, site conditions, and the project. We will tell you during the walkthrough what the mulcher is the right tool for and what would call for a different approach.

What happens to the mulch?

The mulched material stays on the ground rather than being piled for hauling or burning. The exact amount and distribution will vary depending on the vegetation and the property. If you have plans for the area after clearing, we can go over those during the walkthrough so the clearing approach fits how you want to use the land.

Does mulching remove stumps?

Brush and small trees are cut near ground level; stump height can vary, and root balls remain in the soil. If your project requires stump or root-ball removal for construction, a foundation, or a septic area, we’ll identify that during the walkthrough so you know what additional site-prep work may be needed.

Is forestry mulching good for the land?

Forestry mulching can help open up overgrown areas by removing cedar, mesquite, and brush while leaving the processed material on the ground as mulch. It can also be used selectively where you want to keep certain trees or areas of cover. My environmental and regulatory background influences how I think about land-clearing work, but every property is different and the clearing plan is based on your goals for the land.

The job

How long does a job take?

As a planning estimate, medium brush on flat ground runs roughly an acre per day. Heavy cedar, big mesquite, slopes, and tight access take longer. We’ll go over timing and a start date as part of the quote.

Do I need to be there while you work?

Not necessarily. We’ll go over the clearing plan with you before work begins so everyone is clear on what stays, what gets cleared, and how the property will be used. If you have questions about being on site during the job, we can discuss that during the walkthrough.

Do I need a permit to clear land?

Requirements can vary depending on the property, location, and scope of the project. If you’re unsure, it’s a good idea to check with the appropriate city, county, HOA, or other governing authority before work begins. If I notice something during the walkthrough that may need additional consideration, I’ll make sure we talk about it before the project starts.

Will you save the trees I want to keep?

Yes. We’ll go over which trees and features you want to keep during the walkthrough and agree on the clearing plan before work begins.

Are you insured?

Yes. Y 5 Land Services is insured.

Do you take on small jobs?

Yes. Y 5 offers services that can fit smaller properties and focused clearing projects, including residential lots and fence-line work. Every project is quoted individually based on the scope and property.

Do you take on large ranch projects?

Larger tracts are welcome, and I’ll be straightforward on the walkthrough about what we can take on and how long it would take. Every project, large or small, is quoted at a fixed price for the agreed scope after I’ve walked it.
